Spring into Home Maintenance

If your definition of spring cleaning doesn’t include inspecting the exterior of your home it may be time to add a few items to your list. The exterior of your home is where many of your typical interior property damage problems originate. By taking the time to inspect the exterior of your home and perform some preventative maintenance you may be able to save money and time otherwise spent repairing damage or working with contractors.

Here are a few items that you may want to consider as you walk around your home this spring:

Roof: Changes in temperature, ice damming, wind and age can change the integrity of your roof covering. Spring is a great time to check the condition of shingles, missing or loose shingles and vent pipe flashing. It is also an opportune time to check for loose guttering and to make sure downspouts empty at least five feet from foundation walls.

Windows and Doors: Seals and weather-stripping may have dried out, become cracked, fallen out or been damaged during the winter. Check lock mechanisms and make sure that the screens are in place and secure.

Decks and Patios: Are there any loose or worn boards? Nails or screws that have popped up? Is the railing still secure? How about those steps?

Garage door: Check for any loose or worn hinges, springs and other hardware. Make sure that the rollers and hinges are properly lubricated on an annual basis. Testing the photo eye system per manufacturer specifications can prevent injury to children and pets. One more thing, check the seal at the bottom of the door. In an effort to find a warm place to sleep in the winter rodents will chew through the rubber. (In most cases garage door repairs are better left to the professionals.)

Driveways and Sidewalks: Freezing and thawing can cause concrete to heave or sink. Level walking surfaces reduce your liability exposures. Areas near the edges of the driveway and sidewalks may have been washed out or removed by heavy rains, snow removal equipment or winter traffic.

Dryer and Bathroom Vents: Birds like a warm place to sleep in the winter and a safe environment to make a nest in the spring. Ensure that the vents are clear and covered to prevent inhabitants.

Trees and Landscaping: Harsh winters, the weight of snow and ice buildup can damage trees and other vegetation. Hanging branches should be removed as should all vegetation that is touching the roof or siding.

Air Conditioner: The outside unit should be cleaned to remove fallen leaves, dirt and debris. Change the filter inside for fresher and cleaner air.

Sump Pump: There is no better time to check the sump pump than before the heavy spring rains begin. Follow manufacturer recommendations for this procedure. This may be a good time to consider having a battery backup system installed as well. A battery backup system is installed above the electrical powered system to ensure water removal and alert the home owner in the event of pump failure or power outage.

Outdoor Chemical Safety: Do you know what chemicals are in the garage? Antifreeze, transmission fluid, oils, pesticides, fertilizers, weed killer and other chemicals pose a threat to both the environment and children. All chemicals should be placed out of reach or locked in a cabinet. However, you want to make sure that the chemicals are tightly sealed and are compatible if stored together. If you have quantities that you need to dispose of you should call your local waste disposal authority to determine the best method.

Play Equipment: Check for loose nails, bolts and screws that may catch clothing or skin. Make sure that the slide, swings, ropes and steps are securely fastened.

Not sure exactly what to look for, lack mechanical ability, scared of heights or don’t own a ladder. Hiring a local handy person or contractor to check or repair these items may be less than your deductible. Just make sure you get a couple opinions, estimates and references before agreeing to any repairs.
